Historic City News was advised by St Johns County that the regularly scheduled public meeting of the Planning and Zoning Agency will be held on Thursday, February 21, 2013 at 1:30 p.m. in the County Auditorium at the St Johns County Administrative Palace located at 500 San Sebastian View in St Augustine.
Applicants should plan to appear to avoid delay or possible denial of their application.
The following public hearings are scheduled for this meeting:
1. Public Hearing to consider MINMOD 2013-01 Coastal Oaks of Nocatee Phase 2A lot 249. Request to reduce the front yard setback from 25 feet to 21 feet for a portion of the structure; reduce the rear yard setback from 10 feet to 6 feet; and allow the placement of the HVAC in the front yard adjacent to Cape May Drive, location of property within Coastal Oaks of Nocatee Phase 2A Lot 249.
Staff Presenter: Teresa Bishop, AICP, Long Range Planning2. Public Hearing to consider REZ 2012-10 Boardwalk. Request to rezone approximately 1.07 acres from Planned Unit Development (PUD) to Commercial General (CG) to return to commercial use, location of property 2980 State Road 16.

Request to rezone approximately 1.2 acres from Open Rural (OR), Planned Special Development (PSD) and Industrial Warehouse (IW) to Industrial Warehouse (IW) with conditions, location of property 620 South Holmes Blvd.
Staff Presenter: Michael Blackford, Planning and Zoning Manager4. Public Hearing to consider PUD 2012-03 Oakridge Landing. Request to rezone approximately 157 acres from Open rural (OR) to Planned Unit Development (PUD) for up to 196 single-family residential units and 12,000 square feet of Community Commercial Development, location of property Veteran’s Parkway; a portion is adjacent to Veteran’s Memorial Park.

Request to rezone approximately 37.71 acres from Open Rural (OR) to Planned Unit Development (PUD), to develop 121 single family homes, location of property on the east side of Mizell Road, between West Pope Road and West 16th Street.

Request to revise the PUD reduce the number of lots by 159, revise phasing schedule, revise site layout, increase minimum lot sizes, revisewaivers, etc; location of property North side of Woodlawn Road, west of Lewis Speedway.

Public Hearings are those items that require advertising in a newspaper, notification of adjacent property owners, and posting of a sign on the subject property.
